Karen advises developers, funders, sponsors and corporates on the full lifecycle of major projects—financing, development and construction—across a wide range of sectors including logistics, residential and PRS/BTR, social housing, commercial and mixed‑use, life sciences and renewable energy (notably wind, solar, battery storage and interconnector projects).

She has deep experience structuring and negotiating EPC, employer‑design, construction management and DBO contracting models and equipment supply contracts together with advising on the full suite of ancillary documentation such as bonds, collateral warranties and design‑team appointments. She is very familiar with all the industry standard form contracts including FIDIC, RIAI, NEC, JCT and PWC.

Karen’s practice spans both complex transactional mandates and contentious matters, and she regularly advises on dispute avoidance and dispute resolution, including adjudication under the Construction Contracts Act 2013, arbitration, conciliation and mediation.

Karen is also a fellow of the Chartered Institute of Arbitrators and a practising arbitrator (ICC and domestic) and a member of the ministerial panel of adjudicators.

  • Advising Bain Capital Credit on their European development portfolio – a mixed range of development assets in the residential commercial logistics, hotel, leisure and student accommodation sectors.
  • Advising Ardstone Capital on a development and forward funding arrangement for 320 apartments at Citywest and on the acquisition of 198 apartments at Birchwood Court and the phased acquisition of a new mixed-use development consisting of 313 residential units.
  • Advising Ingka Investments on its €73 million investment and forward‑funding arrangements for the development of social housing, including 169 new homes in the greater Dublin area.
  • Advising Statkraft on the development of an EPC Contract in respect of the development of its solar portfolio in Ireland.
  • Advising Meta (Facebook), Mastercard, and Realex Payments among other clients on fit out and refurbishment contracts and drafting and advising on performance bonds and collateral warranties.
  • Advising ESR Europe (via its subsidiary, Creekvale Limited) on the development, financing, construction pre-letting and ultimate sale of the Ruby Hotel in Dublin 7 to Deka Immobilien.
  • Advising Energia in respect of the development and financing of a portfolio of Northern Irish and Irish wind energy development assets.
  • Advising on all development and construction aspects of Carrownagowan Windfarm (onshore wind) comprising 19 wind turbines located in East Co. Clare, Ireland.
  • Advising FuturEnergy Ireland (a joint venture of ESB and Coillte) on the drafting of a framework TSA based on FIDIC yellow book with amendments for use by all turbine suppliers tendering for FEI’s future pipeline of wind energy projects in Ireland.
  • Advising Valley Healthcare (a Laing Group company) on its portfolio of primary care assets under development throughout Ireland.
