Having studied the B.C.L in NUI Galway, I was in no doubt that I wanted to pursue a career in law. I had always been particularly interested in the business aspects of law, and with this in mind I packed my bags and enrolled in The University of Rotterdam in the Netherlands, where I completed a Masters Degree in Commercial Law.  It was at this point I applied for a training contract, safe in the knowledge this was the area in which I would prefer to practice.

When I was informed that I was to have my first rotation in the Property Department, I wasn’t sure what to expect as it always felt like one of the more abstract subjects during my studies. From the very first day I was analysing title documents such as leases and compiling detailed reviews of the clauses contained in them. This emphasised to me the importance trainees play in this department. It is important to have a keen eye for detail so as not to miss any important provisions in a document. It also furthered my academic knowledge of how title deeds work in practical terms.

Similarly, I was entrusted with the responsibility of corresponding with the Land Registry on a number of matters. I have, amongst other tasks, had to register a right of way, and also correspond with the Land Registry as to the general timeframe involved with registering various interests in land. I was also involved in an on-going project involving lease clauses and the effect, if any, the appointment of a receiver has on each specific lease.

The work I completed on a daily basis was varied, which kept things interesting. One day you could be researching exactly what rights a particular easement provides for, the next day you could be analysing a case and explaining to a partner how the matter has progressed recently, and what the next course of action is. Overall, I thoroughly enjoyed my time in the Property Department and I can safely say that the rotation made my experience with conveyancing in PPC1 far more pleasant as a result of it!
